Heating would not be an issue I'm a mechanical contractor I could do the HVAC, Electrical, and plumbing myself. I would consider a heated floor with a wood fired boiler and or a Geothermal heat pump system.

I've done a lot of work to mine, bought it with the engine broke. Bought a used, 60k miles, engine, put fresh gaskets on it and installed it (took 25 hours to put the engine in). Had a power steering pump leak, replaced it, randomly died, had to put a wiring harness on it, $1200 used. Now a catalytic converter is busted and the front driveshaft needs to be replaced, and rear shocks are bad...
Love the car does better in snow, at a certain point, than my 4X4 truck. Wished it was a manual though, has 117k miles now...

Ya see I get them for about 400$. Needs a bumper repair and paint so 60$. And the 400$ in paper work. So even say 1000$ in. 99-01 Audi A4 turbo awd with 170km. That's worth more then 1000$
